Wanna Own A California Town? Close to San Diego? Can You Name It What You Want?

Kinda… if you buy the village core of Campo California. Listed by Top Gun CRE, the cozy hiding place is an hour east of San Diego, has residential and commercial buildings and will cost you less than many Beverly Hills homes: $5.995 million. So what will you get if you lay out nearly $6,000,000 to buy the heart of a California town?

You may have some questions if you are going to shell out nearly $6 million for a town. You might want to rename the town–to honor your spouse or parents or maybe your pet. Nicolas Hernandez  has some answers:

Can you rename Campo?  “A buyer can rename the property, but not the community. Campo is an unincorporated community in San Diego County with its own post office and ZIP code.” Hernandez adds, “Renaming the property is simply a matter of branding. The buyer owns the buildings and land and can market the village under any name they choose, the same as any other private property.” So you can’t really rename the town Fluffy, but you can rename the property.

With all the debate and controversy about datacenters, what if you want to place a datacenter in your newly purchased town?  Hernandez says, “Under the current zoning, a data center would likely require a Major Use Permit from the County. Power and water capacity in the backcountry would be a separate conversation with the utilities.”

Hernandez adds: “Campo is an unincorporated community. What is for sale is the privately owned village core of Campo, which includes the residential and commercial buildings on three parcels. The surrounding area includes numerous private ranches and properties along with a significant amount of government owned land, none of which is part of this sale.”
 
Still, the listing ad paints a cool picture of what you’ll be getting:  “Downtown Campo is a community ripe for revitalization, featuring a mix of residential and commercial buildings. The town presents a canvas for investors with vision, offering the potential for high cash flow and significant upside through strategic development and honed operations.
